Christine Rangel
After lobbying for the construction industry in New York City for a decade, I moved to LA where my successes have continued. After 5 years as Senior Director of Government Affairs at the BIA-Los Angeles/Ventura Chapter, I started my own conflict resolution, permit expediting & government affairs business, named after my personal passion: the iconic orca whale.
If you're experiencing difficulty with your development projects--permitting, inspections, design, someone not returning your call, applications taking too long--give Seawolf a call. We can help. Some recent victories include:
-A City Dept & Utility could not agree on conflicting set of rules, telling builder they must relocate project switchgear from front to rear yard when C of O was due that week and buyers set to move in! This would have resulted in several months of rebuilding and cost hundreds of thousands of dollars. One call to Seawolf got this resolved in 3 business days, and buyers moved in on time.
-79-unit MF LA building in escrow with new buyer within one week, contingent upon C of O. Seawolf was hired only to obtain C of O within 5 business days, but upon engagement with City Dept, discovered that a grading, plumbing, and supplemental structural permit still hadn't been closed, which could have delayed the project for weeks, allowing the buyer to walk. Seawolf got the grading permit issue resolved in two business days and plumbing in one business day; normally this would have taken weeks. The supplemental permit, which required a new submittal, was reviewed and approved in two business days. C of O was issued within an hour of needed closing. MAJOR VICTORY!
-consistently, without exception, expediting projects to result in a 50% or more reduction in delivery with utilities and departments across the SoCal region.
-After all utility project approvals had been given and final inspections were to begin, a rogue inspector turned up at a client's jobsite and documented that, among 19 other corrections, the projects bus duct needed to be relocated and the cold water grounding needed to be reworked. This would have resulted in months of delay. Seawolf's work with the utility resulted in finding swift resolutions to these issues. Seawolf's diplomatic resolution allowed the project to continue without litigating with the City of Los Angeles.
-Expediting traffic control plan, from months to days.
-Expedited trenching plan reduced from months to days.
-Expedited utility construction crews coming to project site in days instead of weeks.
